1. Why is there a Levy Stabilisation Fund?

 
To build up a fund for further capital expenditure. This fund is managed by the Homeowners Association and is a mechanism to reduce the requirement for special Levies on major expenditure projects.

2. Who pays electricity, water, rates, etc?

 
Individual owners of property pay for private water, electricity and rates. Common property water is included in the monthly Estate Levies. The electricity & rates are charged by the Municipality.

3. Who is liable for the Estate Levy and when is the first payment due?

 
The Levies are paid pro-rata from date of transfer by the registered owner of the property.

4. What is the Land Maintenance fee for?

 
This is a fee of R 114.00 incl. VAT to keep all properties on Simbithi clean of any alien plants, prior to site handover.

6. What is the time period to commence building?

 
There is no build by date. Once a site is handed over for construction, after Local Authority plan approval, the owner has 15 months from the date of the site handover to complete the construction, which is defined as the issue of a practical completion certificate. If the house is not completed within the 15 months, a penalty of R 10 000.00 per month is payable, untill the house is completed.

7. Who approves plans?

 
The first stage is approved by the Simbithi Eco-Estate Design Review Committee and second stage is approved by the Local Authority.

8. Which builders & architects can be used?

 
Only builders and architects accredited by the Association may be allowed to build and design on the Estate. Please revert to "Building Contractors" and "Architects" list under "Service Providers".

9. Are pets allowed?

 
Yes, a maximum of 2 pets (cats or dogs) are allowed in the freestanding homes. Sectional title units may have their own rules regarding pets. No pitbulls, rottweilers, boerebulls & bull terrier allowed on Simbithi.

10. Are there any building restrictions & guidelines?

 
Yes, SEEHOA design & architectural guidelines are available under "Architectural Guidelines".

11. How will the new airport affect Simbithi?

 
The airport will be of great benefit to the Estate in terms of property sales, renting and hospitality, in terms of the hotel on the Estate and facilities for business meetings.

12. What types of fish are in the dams?

 
Bass, Tilapia and Chinese Grass Carp.

13. When does the rubbish get collected and who do I contact?

 
The rubbish is collected on a Tuesday & Friday by Dolphin Coast Waste Management. Contact them on 032 947 2979. Garden Waste must be put in a green bin bag (distributed by D.C.W.M) and is also collected on a Tuesday.
