(NB: "Unit" means
land, stand, dwelling, outbuilding.)
Lease of a Unit The submission of
a completed lease agreement signed by Lessor and
Lessee is sufficient and is obtainable from SEEHOA.
The Owner must inform the lessees of the rules of
the Estate, and must be aware any contravention of
the rules by any lessee shall be deemed to be a contravention
by the Owner. Leases may be arranged by an owner,
or through Leasing Agencies accredited to the Association.
All leases must be recorded on a SEEHOA lease agreement,
which are available from the Association offices.
Tenants / lessees may use the estate community facilities
whilst in residence on the Estate, but are subject
to these conduct rules whilst so resident. All lessees
are required to abide by the rules of the Association
and are liable for imposition of sanctions should
the lessee breach any of the estate rules.
Letting
In order to ensure
that any tenant of any dwelling on the estate is
made aware of and complies with the rules, it is
agreed that any lease in respect of the property
shall be reduced to writing, signed by the parties
and shall comply with the association's requirements
(which shall include, but shall in no way be limited
to, an explanation of the rules and an undertaking
by the lessee to comply with same and the signature
of the association's standard documentation).
Further, in the event of an owner leasing the property
on a short-term basis (i.e. for a period of less
than three months), then to the extent that the
purchaser requires the services of a rental agency,
it shall be obliged to utilise an agency accredited
by the association.
When leasing the property, the purchaser shall
utilise documentation such as a standard lease
agreement prescribed by the association. |
